When we are open

Are you open all year?

No. We open from 1 April to 31 October, and again for a short winter season from 26 December to 6 January.

The rest of the year the house rests — and so do we. It is also when we keep it in shape: the quiet months are for the repairs and small renovations that a place like this always needs.

What is the finca like outside the summer months?

April and October are our favourite months here. The island is quiet, the light is long, and you can have a beach more or less to yourself. Breakfast moves indoors to the winter garden, and the rooms are heated.

The days between Christmas and Epiphany are something else again — very still, very few people, and the almond blossom not far off.

What are your minimum stay requirements?

July, August and around some special holidays: 4 nights. June and September: 3 nights. The rest of our season: 2 nights.

Closer to the date, if rooms are still free, we sometimes drop the minimum to two nights even in the peak months. Any such exception appears live in our booking system, so it is always worth a look there — or simply ask us.

Booking & stay

How do I confirm a booking?

You can always book directly on our website — choose your date and room and confirm in one step.

If you prefer us to set up a booking for you, we will hold an option for you for 24 hours. To confirm, we need a credit card and the deposit. Once both are in place, your stay is secured.

Both ways work well — whichever is easier for you.

What do I pay, and when?

Half on booking, half 14 days before you arrive. For bookings of three rooms or more, the balance is due 60 days before arrival.
The balance is charged automatically to the card you gave us.

What is your cancellation policy?

For individual direct bookings, counting your arrival day as day zero: free of charge if we receive your cancellation no later than 29 days before arrival; 50% if received 28 to 15 days before; the full amount if received 14 days or fewer before, and for no-shows.

An example makes it concrete: for an arrival on 1 September, the last free-cancellation day is 3 August — a cancellation on 4 August already falls under the 50% charge.

Group bookings, discounted rates and bookings made through third parties work differently — the full table is in our Booking Conditions, and whatever applies to your booking is stated in your confirmation.

We would gently recommend travel insurance. We cannot cover cancelled flights, travel restrictions or medical and personal emergencies, much as we would like to.

Is anything added to the rate at check-out?

No. Rates include breakfast, VAT and the Balearic tourist tax. The only thing on your bill at the end is what you ordered while you were here.

Do you have gift vouchers?

We do. You choose an amount, add a note if you like, and the voucher arrives as a PDF straight away. It is set against the deposit when the booking is made, and anything left over stays as credit for your stay.

What are your check-in and check-out times?

Check-in from 15:00, check-out by 12:00. For arrivals of more than three rooms in a group booking, check-in begins at 16:00.

If you arrive early, leave your luggage with us and start the day on the island — it is a better use of the morning than waiting. Please note that when the house is full we cannot promise a sun lounger, breakfast or lunch before your room is ready; an early check-in only comes with the room itself.

Is the finca adults-only?

Yes — guests aged 18 and above. This one has no exceptions, so please bear it in mind when booking.

Do you allow pets?

One dog per room, up to 10 kg, by prior arrangement — €25 per dog per night. We can take no more than two dogs in the house at a time, which is exactly why arranging it in advance matters. They should be comfortable around cats, who were here first and know it.

Are there animals at the finca?

Yes — two cats, Mitzi and Ginger, and our Jack Russell terrier, Gino. They have the run of the place.
If you have a serious allergy or are uneasy around animals, this is probably not the right house for you, and we would rather say so now than at check-in.

Getting there & location

Where is the finca?

In the middle of a rural stretch near Santa Eulària des Riu, about 15 minutes from the airport.

Do I need a car?

We would recommend it. Ibiza reveals itself best when you are free to move at your own pace — beaches, small restaurants and hidden places are rarely just around the corner.

Are taxis or Uber available?

Both, yes. At busy times they can be less reliable or involve a wait, especially late in the evening.

Is there public transport?

There is, though it is not the most practical way to explore. The Alsa Mobi4U app has routes and live times.

Can we walk to restaurants or the beach?

Not really, unless you enjoy a long walk. A short drive will always be part of the experience here.

Is there parking?

Yes, on the property. Free, and no need to reserve.

Rooms & facilities

Do the rooms have air conditioning?

They do — for cooling and for heating.

Is there Wi-Fi?

Yes, throughout the finca, at no charge.

Are there safes in the rooms?

Not in the rooms, but we keep one at reception and are glad to hold some cash and small valuables for you, with a receipt.

While we are on the subject: our honest advice is to leave the truly precious things — fine jewellery, expensive watches — at home. A holiday is no place to worry about them, and a rural finca is not a bank vault. Bring what you will enjoy wearing and no more.

Can you add extra beds or prepare twin rooms?

No — our rooms are designed for two, and the double beds are solidly built.
We can provide two single duvets rather than our standard double duvet.

Do the rooms have fridges?

They do not, though we are always happy to keep a few small things for you at the bar.

Is the finca accessible for guests with limited mobility?

In all honesty, not really. This is an old farmhouse — full of character, but also of steps, thresholds and changes of level, and no part of it is truly step-free. If stairs are difficult for you, please talk to us before you book. We would far rather describe the layout honestly and help you decide than have you arrive to find it does not work for you.

Food & drink

What about breakfast?

Breakfast is included and served daily from 9:00 to 11:30. It is à la carte, prepared fresh, and best enjoyed without hurry.

From May to September we serve it by the pool. In April and October, over the winter days, and whenever the weather turns, in or on the terrace in front of the winter garden.

Do you have a restaurant?

Not in the traditional sense. We prefer to keep things lighter — and to point you towards the places on the island we genuinely enjoy.

Do you offer food during the day?

A small selection of pool snacks between 14:00 and 19:00.

Is dinner available at the finca?

We do not run a regular dinner service. For groups of 15 or more we are happy to arrange a private dinner — worth asking well ahead if you have a date in mind.

Services & practical

Do you offer massages or treatments?

We can put you in touch with a massage therapist and osteopath we trust, and arrange the appointment for you. The treatment is booked with them directly and paid on the day in cash; their own cancellation terms apply.

Do you have a concierge?

Not formally, but we are always here and glad to share what we know. What we cannot do is hold reservations for you at restaurants and beach clubs — most of them want a credit-card guarantee in the guest's own name.

Which payment methods do you accept?

Visa, Mastercard, American Express, Apple Pay and cash.

Is bank transfer possible?

Yes. For transfers from outside the SEPA area we ask that any fees are covered by the sender.
We do however still need a credit card to secure a booking.

Do I check in before I arrive?

Yes — and it is worth doing properly. Spanish law requires us to register every guest, so a few days before you travel we send you a secure link to check in online. It takes a few minutes.

Our advice: do it at home, in your own time, before you set off. Then your arrival is nothing more than a welcome and the keys — no forms, no photographing passports at reception, no part of your first afternoon spent on paperwork.

What do I need to bring for check-in?

A valid passport or national identity card. Spanish law requires us to register it with the authorities, and a driving licence does not qualify — this one we genuinely cannot work around.

Can I send a parcel ahead?

By courier only — UPS, DHL or FedEx. Standard post does not reach us out here; for that, please use the post-box address on our contact page.
Put the reservation name on the label, and our number +34 690 967383, so the driver can call.

Sending from outside the EU?

Allow weeks, not days — one parcel from the US took five, held up by a single customs question.
Declare the contents properly and give the courier your own phone number: we cannot clear customs on your behalf. Perfume and alcohol are the most common reason a parcel is held.
If it arrives after you leave, we will keep it safe until you arrange pick-up.

Left something behind?

We will send it on. Postage, packaging and handling are charged as a flat rate: €25 within Spain, €35 within the EU, on request for the rest of the world.
